Last year our local real estate market had some terrific gains! I don't think anyone will say our economy is fully recovered, but the stats for Sanibel home sales for last year (2011) show an increase of 30.7% over 2010!

In 2010 there were 124 Sanibel home sales, and in 2011 we had 179! Sanibel condos also showed some good news - in 2010 we had 120 condo sales and in 2011 there were 142.

This is great news for Buyers and Sellers. With sales increasing it just might mean we hit the lows and are now moving up again.

Another interesting fact is Sanibel's high end Gulf Front home sales. In 2009 there were just two Gulf front sales, in 2010 we had five sales, and in 2011 we had 14 Sanibel Gulf front sales! Check below for all the stats!

I think it's easy to see that things are looking up! Our weather is beautiful (as usual), our beaches are fantastic (again, as usual) and we are ready to climb out of the bad economy of the last few years. The islands are starting to fill up with locals and tourists fleeing the cold, frigid weather of the north. We are having our usual terrific conditions with the fishing, shelling and boating in full swing. This is always a favorite time on the islands. 
   Even the real estate market is showing a nice recovery from the last few years. Currently on the islands (as of 1/17/2012) on Sanibel we have 31 residential properties under contract (either pending or contingent) and 14 condos under contract! On Captiva we have five properties under contract (homes and condos). 
We are just two weeks into the new year and this is a terrific sign that we are moving into an active real estate year! Prices are still low and we have a nice inventory of properties for sale so now is the time. Sanibel Sunset

Wow - have we been busy on the islands.  The holidays were hopping with many visitors from the north and the Real Estate on Sanibel Island and Captiva Island was active.  It appears that the economy has turned around just enough for folks to be thinking about their warm weather home.
