Sanibel Island Real Estate
 
Normally we judge the end of our tourist season by Easter, but that seems like it's not really the story these days. Sanibel and Captiva remain busy for quite a while longer, and then we switch to a "summer" tourist crowd who come here for the fantastic fishing along with all our fun summer events.

Since it's always interesting to see how our real estate market is doing, lets take a look at how we're doing compared to the same time period as last year.

This year from 1/1/2012 to 4/24/2012 we have had 65 home closings on Sanibel compared to 61 homes sold in the same time period last year. The average selling price this year is $806,262 and last year it was about the same at $805,225. Our listing price to selling price ratio for this year is 90% where last year it was 89%. It looks like we are neck and neck with our Sanibel home sales for the two years.

For Sanibel condo sales for the same period:
This year from 1/1/2012 to 4/24/2012 we have had 50 condo closings on Sanibel compared to 52 condos sold in the same time period last year. The average selling price this year is $621,734 and last year it was $695,197. Our listing price to selling price ratio for both years is exactly the same at 90%. These statistics show that condo sales are not quite as active as last year.

 

For a few more statistics, this year we currently have 233 homes listed on Sanibel along with 227 condos for sale. For the homes, prices range from $275,000 to $6,500,000. Condos range from $140,000 to $3,000,000.

Captiva Island currently has 51 homes listed and 57 condos. For the homes, prices range from $669,000 to $10,900,000. Condos range from $215,000 to $2,475,000.

 Pointe Santo de Sanibel
One of Sanibel's BEST condo developments!

Pointe Santo de Sanibel is a gulf front condo located at the end of Tarpon Bay Road. Offering weekly rentals, this complex is a favorite for families. The pool-side clubhouse always has activities to keep the kids entertained while the adults relax by the pool!

 

 

Build in the mid 70s, Pointe Santo de Sanibel has 141 units. The units face a large lake in the center of the resort or the Gulf of Mexico. The resort/condo has some of the best repeat rental business for weekly rentals.

 

Sanibel Island offers so much for visitors and locals and this condo adds to the list. Along with the clubhouse, there is a large pool, two tennis courts, miles and miles of Sanibel beach, and weekly rentals.

Currently there are 10 units available. One condo is a one bedroom, one bath for $497,900. Eight are two bedroom, two bath units from $599,900 to $885,000. There is one three bedroom, two bath, listed for $949,00.

All the listed units are fully furnished and ready to go! Pointe Santo de Sanibel is a fantastic place to spend your vacation, as well as have your unit for rent when you're not able to be there. The location is near Bailey's General Store, our movie theatre, and all the great shopping on Periwinkle Way.

 

If you want to explore our islands you can hop on over 20 miles of biking/walking trails right in front of the resort. If golf is your sport, Sanibel and Captiva have three semi-private championship golf courses to choose from.

If you just want to enjoy nature, over 60% of Sanibel Island is conservation preserve, the largest protected area being the Ding Darling Wildlife Refuge. The bird watching on Sanibel is as famous as the shelling on our beaches!

 Loggerhead Cay

Located at 979 East Gulf Drive on Sanibel Island, Loggerhead Cay is a great gulf front condo with easy access on and off the isand. This condo has a total of 168 units and is in the shape of a big "U."
 

Loggerhead Cay offers a large pool, tennis courts, shuffleboard, miles and miles of Sanibel beach, as well as many more amenities! Shelling, biking, shopping, fishing or just relaxing... this is the place for you!

There is always something fun to do on the Islands and Loggerhead is a great place for your home base!

 

Currently there are 14 units listed. All of them are two bedroom, two bath and the asking prices range from $450,000 to $725,000, depending on location to the Gulf and current upgrades to the unit.

Loggerhead is also a great investment property as it has always been popular in the rental market.
