"Ding" Darling is back open for business!

After being closed for the summer for major road repairs, and general upgrades, the J.N. National Wildlife Refuge is back open for business! It was a rocky re-opening, as just when the Refuge was about to open, we had the federal government shutdown. When the Refuge finally opened this past Thursday, the refuge manager offered free admission for the day!  I took advantage of the opportunity and enjoyed a lovely bike ride, on the newly paved Wildlife Drive around 5:30 in the afternoon. The light was magical - low and glowing. There were some birds but the main thing I saw was a 4 foot aligator. I am really glad I jumped on my bike as the Refuge resumed its regular schedule and was closed on Friday!

We're happy to welcome back all the Refuge workers and we are looking forward to a busy year as we let our wildlife entertain us! With over 60% of Sanibel Island being preserve property, there is always something fun to see! See below for information about our ongoing "Ding Darling Days."

The main road, Wildlife Drive, has been resurfaced with concrete pavement for long life, as well as help with future road maintenance. Improvements were also made to the parking area, observation tower, Calusa Shell Mound Trail and the Wulfert Keys Trail.

The Refuge is one of Sanibel Island's major attractions and it's great to have it open to the public again.

If you are  in the area, or planning to visit, visiting the Wildlife Refuge is a must! There are three major trails as well as the four-mile main Wildlife Drive. There is the four-mile Indigo Trail, the quarter mile Shell Mound Trail and the quarter mile Wulfert Keys Trail.

And, of course, there is the visitor's center just next to the parking area. The Center tells the history of "Ding" as well as all the wildlife you can expect to see along the trails. Be sure to bring your camera!

The Refuge opened just in time for "Ding Darling Days," which offers events from tram tours, to wildlife presentations, and even fun things for the kids like archery. The event is underway from October 20 to October 26th. Stop on by and enjoy all there is to offer!

In other news, we had our first cold front last week where our temp dipped below 70 degrees! Although I think the dip happened in the middle of the night. Summer is definitely over and our daytime temps have been in the mid 80s. This means it's time for our part-time residents to return for our fantastic winter season. Something for Everyone!

Our island condos have quite a bit to offer and I believe we have something for everyone! We are having a good year with condo sales, and we also have a great inventory for our upcoming season.

On Sanibel you have 107 condo complexes to choose from, and as a long-time island resident I can help you find just the right fit for you and your family. Some condos are geared more for owner use, and some are geared for rentals, and some are geared for both. I can help explain to you all the different choices. Shopping for condos can be fun!

Currently Sanibel Island has 130 condos listed for sale. Asking prices start at $169,000 for a 1/1 at Colonnades Condo to $2,999,900 for a 3/3.5 at Sedgemoor of Sanibel on the Gulf.

Listings show that 103 are gulf view or gulf front, 10 are on the bay, and 3 are on a canal.

The Sanibel condo market this year has been fairly busy with a total of 150 condos being under contract or closed since the first of the year.

Captiva Island has approximately 18 condo complexes, with a total of 56 condos currently listed for sale. Asking prices start from $225,000 for a 1/1 at Tennis Villas to $2,000,000 for a 3/3 located in South Seas Beach homes.

Captiva has had 33 condos either close or currently pending so far this year.

So! Is this your year to buy an island property? I think it should be! Prices are reasonable and have just started to climb. The housing problems seem to be behind us and it's again time for buyers to enter our market. Sanibel's beaches and sights are still here and are waiting for you. Golf Neighborhoods Sales and Listings

Sanibel and Captiva are known for shells, beaches, nature and relaxation - and, of course, golf! Sanibel has three golf neighborhoods and Captiva has one. Our local championship courses are a big draw for lots of buyers and visitors.

Let's take a look at our recent sales, and current listings in our golfing communities. Last year our golf neighborhoods had brisk sales, and this year appears to be the same!

Sanibel's golf neighborhoods consist of The Dunes, Beachview (recently renamed the Sanibel Golf Course), and the Sanctuary. The Dunes and Sanibel Golf Club are both public courses, the Sanctuary is members only.

For an update on current listings, Beachview has13 homes listed, from a 3/2 for $759,000 to a 4/4 for $1,595,000.

The Dunes currently has 8 homes listed, from a 3/2 for $540,000 to a 4/4 for $1,200,000.

The Sanctuary has 9 homes listed, from a 4/3.5 for $748,000 to a 5/5 for $3,495,000.

 

Besides having some fantastic listings in golf communites, sales show an active interest in these areas. Check out our current and past sales:

This year there have been 22 homes closed in the Dunes, with 2 pending closing.
Last year during the same time period (1/1/12 to 10/1/12), 19 Homes closed.

In Beachview this year there have been 10 homes closed.
In the same period last year, 8 homes closed.

For the Sanctuary, there have been 2 closings and one pending.
For last year during this period, there were 3 closings.

Captiva Island at the South Seas Resort has not seen the interest that we've seen on Sanibel. The South Seas Golf course is just for guests staying at the resort. 

There are currently 6 homes listed in South Seas, from a 4/3 for $1,895,000 to a 4/5 for $5,995,000.

There have been none sold so far this year.
