Season is Coming!

If you are thinking of selling your home, condo or homesite in the near future, NOW is the time to start the process. We all know our busy season is, well, busy, and it's by far the best time to list your property.

Our snowbirds start arriving next month and the trickle of owners and tourists turn into a flood of people as the weather up north starts to get colder. Our island traffic is always a good barameter of how our season is progressing.

Selling your home is a bit more of a process than just deciding to sell. My last few blogs have been about some of the things you can do to help get your home sold. 

You can read Here about the importance of "de-cluttering" your home before potential buyers start showing up for a viewing. When someone shows up to look over your home, it's probably one of five or six homes they have viewed that week and you don't want your home to be remembered as the one with the kitchen crammed with clutter. Since you are planning on moving anyway, why not start the process of packing your "stuff" and getting it out of sight.

Another blog I wrote was about your curb appeal. You can check that one out Here. The first thing a potential buyer sees is the front of your home and your yard. Make sure it's cleaned up and in good repair. Drive up to your home and try and use a new eye and pretend you are a buyer. Look it over and see what sticks out. Does your front door need paint? The stair railing? Maybe a bird bath that hasn't looked good in years? Weeds around the driveway edge?

With just a little investment you can get your curb appeal in order and looking good! A few flowers, some paint, and some TLC will get your home in good order for a quick sale.

When I get a new listing I also get to work. I have a professional photographer come and take some great pictures for advertising (a de-cluttered home is a big help). I also have a virtual tour made of your home that will get posted with the listing for all island realtors (and public) to view. The tour is also easily viewed on public websites such as I send post cards about all new listings to island residents in the area and on my contacts list, and nice curb appeal really helps the post card photos pop! Everything You Need In A Homesite!

My new listing is a homesite located at 2512 Wulfert Road in the Sanctuary at Wulfert. The Sanctuary is located off Sanibel-Captiva Road near the northern end of the Ding Darling Wildlife Refuge. What Buyers See First

If you are trying to sell your home, you want to make a good first impression. Buyers aren't just looking at your home, they are looking at many homes and at the end of the day when they're talking about the homes they like or don't like, you don't want them to refer to your place as, "The one with the garbage cans in the driveway."

There are a few easy and inexpensive things you can do to help sell your home. One of the first views a potential buyer has is your driveway - so clean it! If it's badly stained you can get it pressure washed. If if has weeds growing around, or on, it, pull them out!

Planting flowers and adding a few inexpensive solar lighting fixtures around your driveway and garden can enhance your appeal. For the garden you can use an inexpensive “container” garden (a form of gardening that uses containers instead of the ground to hold the plants). It’s quick to do and makes a great view for potential buyers. Prune and pull weeds around any existing garden areas. Maybe get some fresh mulch to help bring out the best in your garden.

Add some contrast and color to your home exterior with a new planting bed. The best spots are at the front corners of the yard, along walkways, your driveway, and in front of the house. When creating a new bed, choose features that will frame your home rather than obscure it.

Lighting also provides safety and security. Focusing lights on trees, the walking path and the home makes a huge impact on buyers.

Your mailbox should be clean and complement your home. Maybe paint the post to match your home and then plant some flowers or vines nearby.

Replace any corroded or rusty hardware, such as door knockers, entry lock, doorknob or light fixture. Also, the molding around your door is like your home’s eyeliner and you should replace or paint any molding that needs it.

The paint on your home might benefit from a pressure wash. This will bring out the original color and remove any dirt or mold. Painting your entrance door a bright color or even replacing it with a custom wooden door gives buyers the idea that your home is welcoming and a comfortable place to live.

You can buy prefab kits for Arbors, gates and fences to put around your garden. You can paint them in the colors of your home. Sanibel Island is known for famous artists and putting tasteful weather-resistant yard art makes sense. Birdbaths, wind chimes, and sculptures, are good choices for outdoor art.

Check your gutters for any rust, peeling paint or any other problems that might look like neglect. If you can afford it, painting the whole exterior and trim will make your home look almost new!

A walkway from your driveway to your door is also a great idea. If you already have one, make sure it’s in good shape. If you want to install one, you can have one made out of stone or brick. Brick pavers offer a nice traditional beauty to any home.

You want the front of your home to be pleasing to the eye. Pretend you are the buyer and as you drive up to your home, look around and try and see it with a new eye. Look for what appeals to you and what sticks out as a problem. Also, remember to make any improvements with a buyer in mind. Just because you like pink flamingos, not very many buyers will!

Those are just a few simple ways to help sell your home. You are competing with all the other homes similar in size and price as yours, and anything you can do bring value to your home will certainly help attract buyers!
