Comparing 1st six months sales - 2014 vs. 2015

January - June 2014 compared with January - June 2015

It's always interesting to check out same-time sales over the years to see how our market is doing. As you can see in the stats below, over the same 6-month period, most catagories show a marked improvement from last year. The exception are Captiva home sales, which are down, but the average selling price is up. Sanibel condo sales are also slightly down in numbers from last year.

On Sanibel we currently (7/18/2015) have 104 home listings with prices ranging from $450,000 to $4,895,000. We have 88 Sanibel condo listings ranging from $225,000 to $2,395,000. On Captiva Island we currently have (7/18/2015) 39 home listings ranging from $889,000 to $10,500,000, and 39 Captiva condo listings from $244,000 to $2,700,000.

This is the lowest number of Sanibel homes for sale at this time of year I have seen in the 12 years of my being an island Realtor! As you might expect, there has been some price pressure due to this reduced inventory.  
From January through June 30 there have been 159 houses that have been sold on Sanibel with prices ranging from $247,000 to $3,725,000.
Looking at these numbers it becomes clear that if the pace was consistent throughout the year that we have just under a four month supply of houses for sale.That is quite amazing. The reality is that this is our low time for inventory and we will begin to add listings in October/November.
Captiva Island also has the lowest number of condos for sale at this time of year that I have seen.

Something Fun in Fort Myers

In past blogs I've talked about some of the great things to do on Sanibel Island and Captiva Island (Ding Darling, Sanibel Lighthouse, biking trails, Sanibel's Historic Village, Downtown Captiva), but this time I want to talk about fun things to do in Fort Myers. I think one of the most popular attractions are the estates of Thomas Edison and Henry Ford. Located on McGregor Blvd., overlooking the Caloosahatchee River, both estates are next to each other which makes them a great choice for a visit!

Guided tours are available for both estates and it's well worth learning about these historic sites. The Edison Home is full of experiments and inventions. His laboratory has lots of interactive displays for adults and children alike. Edison was an amazing individual and held more than 1,000 patents for his various inventions.

Thomas Edison Home Fort Myers Surprisingly, Edison did not invent the light bulb, but he did invent the filament that made the light bulb possible for mass production and sale to the public.His other major inventions included the fluoroscope, motion picture camera, a dictation device and batteries that powered electric cars. To Edison, his most prized invention was probably the phonograph.

Thomas Edison was also a renown botanist and on his estate you can tour his gardens. His plant research led to major advances using plants to make rubber for the WWII war effort. The estate also has one of the largest banyon trees in the country. It's gigantic and covers almost an acre of land!

This is a great way to spend your day! It's fun and educational for the whole family.

Thomas Ford Estate Fort Myers

The Edison and Ford Estates cover 20 acres, which include a botanic research lab, beautiful gardens, and the Edison Ford Museum. The Edison/Ford Estates are open daily from 9:00 to 5:30. The cost is $20 per adult, child (6-12) $11.00 and free for children 5 and under.

Fort Myers offers quite a bit for tourists and locals to enjoy! I'll write a few more blogs about some of the fun events and locations in our area. While we enjoy all our islands have to offer, sometimes it's fun to explore our surrounding areas. We have so many historic sites in and around Fort Myers, you can plan many days of exploring!
