Comparing sales - 2016 vs. 2017

Now that 2017 is half over, let's take a look at sales statistics this year compared to the same time period last year. As you can see, 124 Sanibel homes have been sold so far in 2017. 

We currently have 142 Sanibel homes listed, and 87 condos, which means we have a super inventory of properties to show! Summers are a great time to come and enjoy our beaches as you let me search for your perfect place on our islands. Sanibel and Captiva islands continue to win awards, and our beaches and wildlife make this one of the best places to live!

Comparing sales - 2015 vs. 2016

Now that 2016 is over we can take a final look at the past two years in real estate statistics. As you can see, fewer homes were sold in 2016, but average selling prices were up. 

We currently have 294 Sanibel homes and condos listed, and 67 Captiva Island homes and condos listed. This is much higher than at this point last year. It looks like residents are looking for an active real estate year and have decided this is a great time to list! What this means for buyer is a super inventory of homes, condos and homesites to choose from. Our islands continue to win awards, and our beaches and wildlife make this one of the best places to live!

Fourth Quarter Sanibel-Captiva Real Estate Sales - 2014 vs. 2015

It's time to compare our same-time sales over the years to see how the Sanibel real estate market is doing. As you can see in the stats below, 2014 vs. 2015, most catagories show a marked improvement from last year. The chart shows an upturn in just about every catagory. Sanibel real estate
Sanibel real estate Currently on Sanibel we have 118 home listings with prices ranging from $339,000 to $4,195,000. We have 101 Sanibel condo listings ranging from $239,000 to $2,695,000. On Captiva Island we currently have 40 home listings ranging from $879,000 to $9,680,000, and 36 Captiva condo listings from $249,000 to $2,700,000.

Gearing up for a busy season!

It's always fun to prepare for our upcoming busy season! Vacation rental companies are reporting near full occupancy over the winter season. I think the massive snows up north last year contribute to the need to visit Sanibel and Captiva Islands.

We will most likely have a full inventory by season, but currently we have fewer listings than usual. Sanibel Island has 96 homes listed, from a 3/2 for $450,000 to a 5/5 for $4,895,000. Condo listings on Sanibel are also down, we have 74 condos listed from a 1/1 for $225,000 to a Gulf Front 3/3 $2,295,000.

We are also seeing an uptick in lot sales and home construction. With new insurance flood regulations, sometimes it makes sense to build exactly the type of home you want. On Sanibel we have 65 vacant lots listed from a property near Bowman's Beach for $179,900, to a Gulf Front lot on West Gulf Drive for $2,895,000.

Sanibel Island recognized (again) as one of the best places!

This year the "FamilyFun Travel Awards" picked Sanibel Island as the best Family-Friendly Vacation Spot in the U.S.! Nothing we didn't already know, but it's always nice when our little island is recgonized as being very special. Sanibel Island actually won the top spot in two catagories; the Best Family-Friendly Vacation Spot in the U.S., and The Top Tourist Town.

Announced on NBC's Today Show, the article mentions our incredible birding (230 types of birds), our 25 miles of bike paths, over 250 types of shells, and, of course, our over 15 miles of beach. 

Sanibel had some tough competition, but we've known for years that our islands are the best!
