Homesite Sales are UP!

For a while now our real estate market has been brisk and improving! For Sanibel home sales we've had 165 closings so far this year! That's a great sign for our market. Home sale closing prices have been from $115,000 to $1,600,000.

Our Sanibel condo market has seen 131 closings this year, from $110,000 to $2,200,000 - it's fantastic to see our local market come back from the national real estate slump.

Sales of homesites on Sanibel have been terrific and surprising! Vacant lot sales mean construction jobs, and happy news for the economy in general. Last year we saw 24 homesite closings, and to-date this year we've had 15 closings with 7 more pending.

I don't believe many of these homesites were purchased for purely investment purposes. We are seeing new construction on these properties, which means we have quite a few new island residents on the way!


Currently I have two homesite listings;

One on the water in Dinkins Bayou listed for $499,000. This lot has direct access to the Gulf of Mexico and the great fishing of Pine Island Sound. A dock is already in place.

My other listing is in Beachview overlooking the beautiful fairway of the Sanibel Golf Course. The asking price is $395,000. Beachview is just a short walk to the beach and the deeded beach access.
