When you are buying a home, there are things you need to know

Buying a vacation property or second home can be stressful, but if you know the steps involved and take the time to plan out a strategy, your search, offer, and closing can be an enjoyable  and exciting time!
The first thing you need to do is to make a list of criteria you want in your purchase; house, condo, your budget, preferred location, number of bedrooms and bathrooms, pool, proximity to things you like to do – the beach, tennis, bike paths, etc. Your list can rank the importance you give to each item. If you want granite counter tops in the kitchen, but could live without it, give it a low ranking in your list of criteria. 

I am happy to help you sort through these elements and give you perspective on what you can expect buying Island Real Estate. I have been a realtor on Sanibel for over ten years. I have built a home, owned vacant property, bought a finished home, and I have helped many, many people through the buying and selling process (check out my page of recommendations). My advanced MLS search program with help me find you EVERY property that fits your list of criteria. I can even program it to send you new listings that fit your needs as soon as it becomes listed. Another very important part of the process is to get pre-approved for your mortgage. This gives you a definite advantage if you find a property that has multiple offers being submitted. As our real estate market gets stronger we are seeing more and more multiple offers on a newly listed property. I can put you in touch with local bankers who can help you get pre-qualified.

When we start looking for your home we can do it at your convenience. I will schedule my time to fit your needs, as well as gather all the keys and information about the properties we will look at. I can identify the features you want as well as point out the negatives. I’ll screen out the homes that don’t fit your criteria so we don’t waste your time.
I understand our Sanibel and Captiva Island markets and I have already previewed many of our listed properties.  This is my job and I take it seriously. I am not a part time realtor, this is what I love to do. I know the neighborhoods, the business community, our history, and all the idiosyncrasies of buying on our barrier islands.
